Florida General Contractors License Information

The State of Florida requires a contractors license for every aspect of Construction, Electrical, Plumbing and Mechanical Contracting.General Contractor means a contractor whose services are unlimited as to the type of work which he or she may do. Building Contractors may construct commercial buildings, single-dwelling, or multiple-dwelling residential buildings. These buildings cannot exceed three stories in height. A building contractor’s services are limited to remodeling, repair, or improvement of any size building without affecting the structural elements of the building. Residential contractors may construct, remodel, repair, or improve one-family, two-family, or three-family residences that are not more than two stories and also the "accessory use structures," such as a garage, guest house, garden shed, or other outbuilding. Florida Certified Contractor Applicants are required to pass two examinations: A Business and Finance exam and a trade specific exam. To qualify for the examination you must be at least 18 years old. You must also meet one of the following requirements: Four year construction-related degree from an accredited college (equivalent to three years experience) and one year proven related experience. One year of experience as a foreman and not less than three years of credits for any accredited college-level courses. One year experience as a workman, one year proven experience as a foreman, and two years of credits for any accredited college level courses. Two years experience as a workman, one year experience as a foreman, and one year of credits for any accredited college level courses. Four years experience as a worker or foreman of which at least one year must have been as a foreman. Applicants are also required to provide a credit report and financial statement that is no more than 12 months old. A net worth of $2,500 - $20,000 (depending on classification) is required. The minimum general liability insurance that is required for licensure is $300,000 for bodily injury and $50,000 for property damage. Florida requires that all contractors pass Business and Finance portion of their exam. This exam must be taken in addition to the contractors related trade exam. The Division I exams have three parts; business and finance, contract administration, and project management. The Division II exams have two parts; business and finance, and trade knowledge. A score of at least 70% is required to pass the exams. The exam is open book, multiple-choice, and timed. The Florida Business and Finance exam consists of 120 equally weighted questions. The examination is divided into two 4 1/2 hour sections with one section in the a.m. and the other in the p.m. Florida requires that all contractors pass Business and Finance portion of their exam. This exam must be taken in addition to the contractors related trade exam. Exams are held 6 times per year in February, April, June, August, October, and December.
